Step one
Discovery
The first step is a conversation, not a sales pitch. You'll meet directly with Greg and Clive at your home so they can see the spaces you're working with and properly understand what you need. Together we'll talk through your vision, how you use your home, your lifestyle and family needs, your budget and your preferred specifications and finishes.
By the end of this stage, you'll have a clear picture of the build process from start to finish and whether Transform Homes is the right fit for your project.

Step two
Preliminary estimate
Before anything is committed, you'll receive a preliminary estimate based on your plans or comparable builds we've completed. This isn't a fixed price, it's an honest early sense-check to make sure we're aligned on budget before time and money is spent on design and documentation.
We'll present a preliminary agreement to proceed to either a fixed price tender or concept design phase depending on your project.

Step three
Design & selections
Whether you're bringing your own plans or starting from scratch, we work with you to finalise every detail. From colour selections and supplier appointments through to concept design, working drawings, engineering and council approval.
This step is about getting everything confirmed and documented before we price the build. You have a complete and confirmed set of plans and specifications, that allows us to prepare an accurate fixed price tender and provides the construction package your financial institution will need. Nothing moves forward until this is right.

Step four
Fixed price tender & contract
This is the moment everything becomes clear and committed. Your fixed price tender is prepared and presented. This is the actual price based on your confirmed plans and specifications at this stage. A proposed construction schedule is developed so you know exactly when work begins and when to expect completion.
Once you're satisfied, you sign the authority to proceed, your fixed price contract is prepared and presented in full. Builders warranty insurance is arranged and your 5% deposit invoice is issued.

Step five
Construction
Work begins. From day one you have direct access to our professional construction management system where you can track progress, stay across any schedule updates and stay informed without needing to chase anyone.
Site meetings are held fortnightly as standard, keeping communication consistent and ensuring any decisions are made promptly and with full information. Our in-house trades are on site, fully trained to our standards and accountable to us throughout the build.

Final step
Handover
The build is complete. You'll walk through your finished home together with Greg or Clive, reviewing the work and making sure everything meets your expectations before keys are handed over. You'll receive a full handover pack covering everything you need to know about your new home.
